Shirley T. Holland Intermodal Park

November 9, 2009

This 1,500-acre, publicly-owned and master-planned intermodal park is designed for light to moderate industrial uses, such as warehousing/distribution operations and technology-driven manufacturing.  The property is located in Foreign Trade Zone #20 and a Virginia Enterprise Zone.   Between 2000 and 2010, private industry invested over $81 million and created 400+ jobs in the park.  Phase I hosts the 1.1 million square-foot Cost Plus World Market Virginia Distribution Center.  Phase II hosts Safco Products Company’s 302,000 square-foot distribution facility. In October 2011, Green Mountain Coffee Roasters, Inc. announced plans to purchase an existing 330,000 square foot spec building in Phase II to house coffee roasting, grinding, flavoring, and packaging of its single-serve portion packs for its Keurig® Single-Cup Brewing System.  The company will invest $180 million and create 800 jobs. Approximately 200 shovel-ready acres remain available for sale in Phase II. Phase III consists of 985 +/- acres, which will be rezoned for industrial development.  The park is located off U.S. Route 460 just 45 miles from I-95 & I-85.  APM Terminals and The Port of Virginia’s Portsmouth and Norfolk terminals are within 35 miles.  Rail service is provided by Norfolk Southern.
